TERMS AND CONDITIONS OF SERVICE

BACKGROUND

These Terms and Conditions shall apply to the provision of professional cleaning services by MJC Complete Clean (hereinafter referred to as the “Company”), located at 2 West Farm Cottages, Morton Tinmouth, Darlington, County Durham, DL2 2UT, to both domestic and commercial clients.

  1. DEFINITIONS
  • “Company” or “Provider” means MJC Complete Clean and any authorised subcontractors or franchisees trading under the brand.
  • “Cleaner” means the operative or team carrying out the physical cleaning work on behalf of the Company.
  • “Client” means the individual (domestic consumer), firm, or corporate body (commercial entity) to whom cleaning services are supplied.
  • “Service” means the specific cleaning services agreed upon between the parties.
  • “Cleaning Visit” means the scheduled visit to the Client’s premises to perform the Service.
  • “Service Schedule” means the written quote, booking summary, text message, email confirmation, or front-page proposal accepted by the Client that accompanies or incorporates these Terms.
  • “Service Address” means the physical property location where the cleaning is to take place, as explicitly detailed in the Service Schedule.
  • “Initial Term” means the initial fixed period of contract duration selected and specified on the accompanying Service Schedule.
  1. THE CONTRACT

2.1 Acceptance and Contract Formation: A binding contract is formed when the Client signs or digitally accepts (including by replying affirmatively via text message, WhatsApp, or email) the accompanying Service Schedule incorporating these Terms and Conditions. Alternatively, for the avoidance of doubt, the contract is equally formed and activated by conduct the moment the Client permits the Company’s Cleaners to access the Service Address and commence work.

2.2 Prevalence: Unless otherwise agreed in writing by a director of the Company, these Terms and Conditions prevail over any other terms put forward by the Client.

2.3 Minimum Charge: Where Fees are calculated on a “Per Hour” basis, the Company operates a strict minimum charge of 2 man-hours per cleaning visit.

  1. FEES AND PAYMENT TERMS

3.1 Payment Window: All regular invoices are strictly due for payment within 7 days from the invoice date via bank transfer to Barclays Bank Plc, unless explicitly agreed otherwise in writing.

3.2 Hourly Rates and Team Configurations (Man-Hours): Where Fees are calculated on a “Per Hour” basis as indicated in the Service Schedule, the rate specified applies per hour, per individual cleaner deployed to the Service Address.

  • (a) Man-Hour Calculation: Total billable hours are calculated as the cumulative working time of all staff members present. For the avoidance of doubt, if a service is booked for three (3) hours and a team of two (2) cleaners is deployed, the physical time spent on-site will be 1.5 hours, equating to three (3) total billable man-hours.
  • (b) Operational Adjustments: The Company reserves the right to vary team sizes at its sole discretion to balance scheduling requirements. Such variations will alter the duration of the on-site visit but will not affect the total billable hours or the agreed pricing framework specified in the Service Schedule.

3.3 Deposits for One-Off Cleans: Deep cleans, end-of-tenancy cleans, move-in/out cleans, and builders/renovation cleans require a 50% deposit to secure the booking. This deposit becomes non-refundable if the booking is cancelled by the Client within the short-notice windows outlined in Clause 4.1. The remaining 50% is due immediately upon completion.

3.4 Non-Payment Penalties: If payment is overdue, the Company reserves the right to suspend all services and cease all work for the Client. The Company will provide the Client with 24 hours’ written notice (via email or text message) prior to suspending services to allow for immediate account settlement.

3.5 [Commercial Only] Late Payments: For commercial business clients, late payments will incur statutory interest and debt recovery compensation under the Late Payment of Commercial Debts (Interest) Act 1998. Consistent late payment will require a 20% upfront prepayment for all future services.

3.6 Pricing Reviews: Prices are reviewed annually and may be adjusted in line with inflation, minimum wage increases, or material cost changes. Clients will be given 30 days’ notice of any rate increases.

3.7 Quotation Validity: All quotes are valid for a period of 30 days, after which the Company reserves the right to revise the pricing.

  1. CANCELLATIONS, ACCESS, AND LOCKOUTS

4.1 The Cancellation Windows: The Client agrees to pay a short-notice fee if a scheduled cleaning visit is cancelled, changed, or aborted due to no fault of the Company:
•  (a) [Commercial Only] Short Notice Rule: The full (100%) price of the scheduled visit is payable if less than 48 hours’ notice is given, or if the Cleaner cannot gain access/entry due to locked doors, incorrect codes, or active alarms.
•  (b) [Domestic Only] Short Notice Rule: The full (100%) price of the scheduled visit is payable if less than 24 hours’ notice is given, or if the Cleaner is locked out upon arrival. If cancelled or rescheduled between 24 and 48 hours’ notice, a 50% fee applies.

4.2 Changes to Schedule: If a Client requests a change of schedule with more than 48 hours’ notice, the Company will try to accommodate it. However, the Company cannot guarantee that the same Cleaner will be available at the new time.

4.3 Bank Holidays: Cleaners are available to work on Bank Holidays. If a standard visit falls on a Bank Holiday, it will go ahead and be charged as normal unless cancelled by the Client in accordance with the notice windows in Clause 4.1.

  1. EQUIPMENT, MATERIALS, AND PROPERTY PREPARATION

5.1 Standard Provisions: Standard cleaning materials and equipment are provided by the Company.

5.2 Client Equipment: If the Client requests the use of their own specialist solutions or equipment (including vacuum cleaners):
•  They must be safe to use, fully functional, and require no special training.
•  The Company accepts no liability for any damage to the equipment or any substandard cleaning results arising from its use.

5.3 Decluttering: Cleaners are on-site to clean, not tidy. Surfaces, floors, and worktops should be reasonably clear of clutter before arrival so the Cleaner can focus on the contracted duties within the allotted time.

5.4 Hygiene and Cross-Contamination Control: The Company maintains strict hygiene controls that keep materials for different areas strictly separate to avoid cross-contamination.

  1. CLAIMS, INSURANCE, AND DAMAGE

6.1 Public Liability: The Company maintains Public Liability Insurance up to the value of £5,000,000.

6.2 Minor Damage Threshold & Reporting Window: Accidental damage or broken items must be reported in writing (accompanied by photographic evidence) within 24 hours of the completion of the cleaning visit. In order to maintain competitive pricing, any accidental damage claims under the value of £150.00 will be handled directly by the Company via repair or replacement value, rather than an insurance claim.

6.3 Irreplaceable Items: While the Company’s Cleaners take the utmost care, accidents can happen. The Company requests that all irreplaceable, antique, heavily sentimental, or high-value items be safely stored away or excluded from the cleaning list. The Company cannot guarantee identical replacements for bespoke or vintage items.

6.4 Valuation of Damage: In the event of proven damage caused by a Cleaner, the Company will first attempt a professional repair at its own cost. If the item cannot be repaired, the Company will credit the Client with the item’s present actual cash value (taking into account age and wear-and-tear) toward a replacement, subject to the Client’s cleaning account being fully paid and up to date.

6.5 Unsealed Surfaces & Installation: The Company accepts no responsibility for damage caused by the faulty or improper installation of fixtures, shelves, or appliances. Furthermore, all specialised surfaces (e.g., untreated marble, granite, unsealed wood) are assumed by the Company to be sealed and ready to clean without harm. The Client must explicitly warn the Company of any delicate or unsealed surfaces.

6.6 Lost Keys & Locksmiths: Locksmith and key replacement fees will only be paid if keys are physically lost by the Company’s cleaning operatives. The Company’s liability for key loss is strictly capped at £150.00 per location to cover standard lock re-keying or replacement.

6.7 Fraud Prevention: Any attempt to provide false information or commit insurance fraud will be reported immediately to the Company’s insurance providers and the relevant authorities.

6.8 Insurance Excess: In the event of a validated claim exceeding the minor damage threshold that is formally submitted to the Company’s insurer, the Company shall be responsible for covering its own policy excess fees.

  1. LIABILITY EXCLUSIONS

7.1 Delays and Transport: The Company endeavours to arrive strictly on time. However, the Company shall not be liable for any direct or consequential loss, cost, or inconvenience suffered by the Client due to late arrivals or forced rescheduling caused by traffic, vehicle breakdowns, or factors beyond the Company’s reasonable control.

7.2 Interrupted Service: The Company shall not be liable if a service cannot be completed due to a lack of hot water, electricity, or safe access at the property. If a cleaning visit must be aborted or cannot proceed due to a lack of utility services at the premises, this will be treated as a Client lockout and charged in accordance with Clause 4.1.

7.3 Pre-existing Conditions: The Cleaner will do their best to restore surfaces, but the Company accepts no liability for failing to completely remove pre-existing deep stains, carpet burns, ingrained grout mould, or historic spillages that cannot be cleaned using standard professional methods.

7.4 Third-Party Presence: The Company accepts no liability for disruption, missing items, or safety issues if third-party contractors (e.g., plumbers, builders, painters) or uncontained occupants are actively working in or moving through the premises during the cleaning visit.

  1. HEALTH, SAFETY, AND REFUSAL OF SERVICE

8.1 Biohazards: Cleaners are legally entitled to a safe working environment. The Company reserves the right to instruct a Cleaner to leave a property immediately—while still charging the full fee—if they encounter hazardous environments. This includes human/animal bodily fluids, heavy mold growth, pest infestations, or uncontained dangerous chemicals.

8.2 Unsecured Pets: Aggressive or overly anxious pets must be securely crated or kept in a separate room during the cleaning visit. The Company accepts no liability for pet safety or escapes.

8.3 Photographic Record: Cleaning operatives are authorised to take photographs within the property strictly for the purpose of documenting pre-existing damage, severe clutter, biohazards, or to verify completed work for quality assurance. All such photographs are handled securely and confidentially in accordance with UK data protection laws, are kept solely for dispute resolution or training purposes, and will omit or obscure deeply personal identifiable data where possible.

  1. STAFF NON-SOLICITATION (POACHING CLAUSE)

9.1 The Restriction: The Client explicitly agrees not to directly or indirectly hire, employ, or contract any current or former Cleaner introduced to them by the Company for private cleaning services. This restriction applies during the contract and for 12 months following its termination.

9.2 [Commercial Only] Poaching Penalty: If a Commercial Client breaches this clause, the Client agrees to pay the Company a liquidated damages/recruitment fee of £1,500 per individual poached, payable immediately.

9.3 [Domestic Only] Poaching Penalty: If a Domestic Client breaches this clause, the Client agrees to pay the Company a proportionate recruitment compensation fee of £500 per individual poached to cover recruitment, onboarding, and training costs, payable immediately.

  1. COMPLAINTS AND OUR SATISFACTION GUARANTEE

10.1 The Guarantee: The Company takes great pride in its reputation. If the Client is genuinely dissatisfied with any area cleaned, the Company will send an operative back to re-clean those specific areas free of charge. A free re-clean is the Company’s primary method of rectifying substandard work. In line with the Consumer Rights Act 2015, if a re-clean is impossible, impractical, or fails to resolve the issue to a reasonable standard, a proportionate refund or price reduction may be issued, provided the Client has allowed the Company re-entry to inspect and rectify the reported issue.

10.2 Reporting Windows: Regular weekday visits must be reported in writing within 24 hours of completion. Visits occurring on a Saturday must be reported by Monday at 12:00 PM. The Company reserves the right to re-entry within 24 hours of a validated report to inspect and rectify the issue.

10.3 Immediate Complaints: If a Client is unhappy with an ongoing clean, they are requested to contact management immediately on 07591 260521 so the issue can be resolved in real-time.

  1. SUPPLEMENTARY TERMS

11.1 Key Collection Fees: If a Cleaner is required to collect or return keys from a third-party address (such as an estate agent or neighbour) separate from the service address, a £5.00 charge applies per trip.

11.2 Time Estimates: Any time durations provided during quotes are professional estimates based on average properties of a similar size. One-off, deep, or end-of-tenancy cleans can take significantly longer depending on the baseline condition of the property.

11.3 Specialist Cleans: Badly neglected properties, event cleans, or post-renovation properties require custom equipment and may take up to three times longer than standard maintenance. The Client must book these under the Company’s specialist Builders/Deep Clean services, and prices will be adjusted accordingly.

11.4 Laundry Restriction: Cleaners are strictly prohibited from hand-washing items of clothing. They may only use on-site mechanical washing machines and dryers if explicitly agreed in the scope of work.

11.5 Rate Adjustments: The Company reserves the right to adjust the final price or re-evaluate hourly rates if the Client’s list of tasks or the condition of the property changes significantly from the original brief.

11.6 Cover Cleaners: The Company shall endeavour to arrange a replacement Cleaner if the regular Cleaner cannot attend a scheduled visit, and will inform the Client prior to the visit.

11.7 Parking and Access Expenses: The Client is responsible for providing a designated parking space or valid parking permit for the Cleaner’s vehicle immediately outside or adjacent to the premises. Where free parking is unavailable, any parking fees, meter costs, or toll/congestion charges incurred during the visit will be added directly to the Client’s invoice.

  1. CONTRACT DURATION AND TERMINATION

A. FOR DOMESTIC (RESIDENTIAL) CLIENTS ONLY

12.A.1 Statutory Cooling-Off Period: Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, Domestic Clients who book online or via phone have a 14-day cooling-off period to cancel. If the Client requests that services begin during this 14-day window, the Client explicitly acknowledges that they waive their right to a refund for any cleaning work already physically performed up to the date of cancellation.

12.A.2 Contract Term and Renewal: This Agreement shall commence on the Start Date specified in the Service Schedule and shall proceed to operate on a flexible rolling month-to-month agreement. Either party may cancel the recurring service by providing 14 days’ written notice via text or email.

12.A.3 Payment in Lieu of Notice: If the Client terminates the service immediately or fails to provide the full 14 days’ written notice, a cancellation charge equivalent to 100% of the scheduled cleaning fees for that 14-day period shall become immediately due and payable to cover unrecoverable operational costs and staff scheduling commitments.

B. FOR COMMERCIAL (BUSINESS) CLIENTS ONLY

12.B.1 Contract Term and Renewal:

  • (a) Flexible Setup: This Agreement shall commence on the Start Date and shall operate in full force and effect for the initial fixed term specified in the accompanying Quotation, Schedule, or Booking Confirmation (the “Initial Term”).
    • (b) Automatic Renewal: Upon the expiration of the Initial Term, this Agreement shall automatically renew on a month-to-month rolling basis under the same terms and conditions, unless either Party provides written notice of non-renewal at least thirty (30) days prior to the end date of the Initial Term.
    •  (c) Rolling Default: If no initial fixed term is explicitly specified on the accompanying Schedule, the contract shall operate on a month-to-month rolling basis from day one.

12.B.2 Standard Termination Notice:

  • (a) Rolling Window: During any month-to-month rolling period, either Party may terminate this Agreement at any time, with or without cause, by providing the other Party with a minimum of thirty (30) days’ prior written notice via email.
    • (b) Liability for Notice Period: The Client shall remain fully liable for payment for all services scheduled and rendered during this 30-day notice period.

12.B.3 Early Termination Fee & Payment in Lieu of Notice:

  • (a) Resource Allocation: The Client acknowledges that the Company allocates staff, equipment, and scheduling resources based on the commitment to a fixed contract term.
    • (b) Notice Requirements: If the Client wishes to terminate this Agreement for convenience, they must provide the required advance written notice as dictated by the active stage of the contract, or immediately trigger the relevant fee outlined in subsection (c):
    –  (i) During the Initial Term: A minimum of ninety (90) days’ prior written notice is required.
    –  (ii) During a Rolling Period: A minimum of thirty (30) days’ prior written notice is required.
    •  (c) Calculation of Fee: If the Client fails to provide the required written notice outlined in subsection (b), or terminates the contract prematurely, the Client shall pay an immediate fee calculated as follows:
    –  (i) During the Initial Term: A flat sum equal to three (3) months of the standard monthly contract rate (or the average monthly billing from the preceding three months, whichever is higher).
    –  (ii) During a Rolling Period: A flat sum equal to one (1) month of the standard monthly contract rate (or the actual billing from the immediately preceding month, whichever is higher).
    •  (d) Nature of Damages: The Parties expressly agree that this fee is not a penalty, but rather a genuine pre-estimate of liquidated damages designed to compensate the Company for the extended commercial sales cycle required to secure a replacement business account, immediate administrative disruption, unrecouped client onboarding costs, and staff rescheduling or notice expenses.
    •  (e) Payment Terms and Cessation: This amount is due and payable immediately upon receipt of the final invoice. All scheduled cleaning services will cease immediately upon its application unless otherwise agreed in writing.

12.B.4 Termination for Cause (Material Breach and Right to Cure):

  • (a) Immediate Termination for Breach: Notwithstanding the provisions of Clause 12.B.3, either Party may terminate this Agreement with immediate effect if the other Party commits a material breach of its obligations under this Agreement.
    • (b) Right to Cure Window: A material breach shall only justify immediate termination if the breaching party fails to remedy, cure, or rectify said breach within five (5) business days for service quality failures, or fourteen (14) business days for payment failures, following receipt of detailed written notice.
    •  (c) Client-Fault Termination: If the Company terminates this Agreement under this clause due to the Client’s persistent non-payment or failure to provide site access, the Client remains fully liable for the Early Termination Fee outlined in Clause 12.B.3.
    •  (d) Cleaner-Fault Termination: If the Client terminates this Agreement due to the Company’s uncured material breach of service quality, the Early Termination Fee shall be completely waived.

12.B.5 TUPE Compliance: In accordance with the Transfer of Undertakings (Protection of Employment) Regulations (TUPE), both parties agree to cooperate fully in good faith regarding any employment transfers. The Client must notify the Company immediately if the cleaning provision is being re-tendered or taken in-house so the Company can comply with its statutory duties to provide relevant Employee Liability Information (ELI) where applicable.

  1. QUOTATIONS AND BOOKINGS

13.1 Scope of Work: Services are strictly limited to the agreed-upon checklist or schedule. Any extra tasks requested (e.g., inside refrigerators, ovens, or interior windows) must be agreed upon in advance and may incur additional charges.

13.2 Condition of Property: Quotations are based on a property in an average, reasonable state of cleanliness. If a property requires extreme deep cleaning (e.g., hoarding conditions or heavy hazardous waste), the Company reserves the right to amend the price or refuse service.

13.3 Prioritisation: If the Client books a fixed amount of hours that is insufficient to cover the entire property, tasks will be prioritised based on any written priority list provided by the Client or the attached “Appendix A: Cleaning Service Specification”. In the absence of specific client instructions, or where the requested checklist is unrealistic for the time booked, the Company reserves the right to prioritise tasks and focus on high-use areas (such as kitchens and bathrooms) at its professional discretion to make the best use of the allocated time. The Company is not liable for uncompleted tasks if the time requested was insufficient.

  1. GENERAL PROVISIONS

14.1 Entire Agreement and Supersession: This Agreement, alongside the accompanying Service Schedule, constitutes the entire understanding between the Company and the Client regarding the Services. Upon activation, this Agreement explicitly supersedes, replaces, and terminates all prior agreements, oral or written negotiations, commitments, or previous versions of the Company’s Terms and Conditions currently held by the Client.

14.2 Severability: If any provision of these Terms is found to be invalid or unenforceable by a court, the remaining provisions will continue in full force and effect.

14.3 Governing Law and Jurisdiction: This Agreement and any dispute or claim arising out of it shall be governed by and construed in accordance with the laws of England and Wales, and both parties agree to submit to the exclusive jurisdiction of the courts of England and Wales.

ADDENDUM TRACKS & SPECIALIST SCHEDULES

The provisions within the following Schedules apply strictly and exclusively to Clients receiving the corresponding specialized cleaning services, and shall operate in addition to the general provisions outlined throughout these Master Terms.

SCHEDULE A: EXTERIOR WINDOW CLEANING TRACK

A.1 Purified Water Weather Policy: Maintenance visits proceed as normal in light-to-moderate rain. The Company operates a professional purified water system which absorbs organic matter and dries completely crystal-clear without spotting. Rain does not impact the final quality of the clean.

A.2 Perimeter Access and Gate Fees: It is the Client’s responsibility to ensure all side gates are unlocked and paths are clear on the scheduled day. If an Operator arrives and cannot gain rear access due to locked gates, we will clean all accessible front and side windows and apply a proportionate 75% fee of the full clean price to cover the route slot and travel overheads.

A.3 Hose Lines and Perimeter Scuff Exclusions: External services require the deployment of extended, high-pressure commercial hose lines across paths. The Company takes every care but accepts no liability for minor cosmetic scuffs on slate, resin, or decorative driveways, nor for incidental contact with or displacement of fragile low-level garden lights or plant pots located directly adjacent to operator pathways.

A.4 Internal Hose Line Access Constraints: Where the physical architecture of the premises lacks external perimeter access and requires the Company’s Operators to pull high-pressure commercial hose lines through the interior of the property to execute external cleaning, the Client must ensure that a clear, completely unobstructed corridor pathway at least one (1) metre wide is provided from the entrance door to the rear exit point. The Client is strictly responsible for removing or fully covering all high-value rugs, delicate floor runners, or sensitive decorative items along this internal pathway prior to our arrival. While Operators will deploy protective tracking sheets where practically feasible, the Company accepts absolutely no liability for incidental water tracking, minor damp markings on flooring weaves, structural scuffs to low-level internal skirting paintwork, or any accidental furniture snags arising from the standard manual deployment, retraction, or pressurized movement of hose lines through internal spaces.

A.5 External Ladder Use and Working at Height Safety: Where the Service requires external high-level window cleaning or the physical deployment of ladders outside a property, all operations will be performed strictly in accordance with the UK Working at Height Regulations 2005. Operators are strictly authorised to perform a dynamic on-site safety risk assessment prior to climbing, and reserve the right to refuse external ladder placement or skip specific high windows if the ground terrain is unstable, sloping, muddy, soft, frozen, or otherwise unsafe to support secure ladder footing. The full clean fee remains payable if access terrain or hazardous weather elements (such as high winds, gales, or heavy surface frost) prevent the safe execution of external ladder work.

A.6 First Clean Detailing Surcharges: Initial cleans require significantly more time and detailing to remove built-up film and seal oxidation. A one-off First Clean Surcharge applies as verbally quoted or stated on your invoice, after which standard rolling round maintenance rates apply.

A.7 Glass Scraping Scratch Waivers: Where intensive cleans or post-construction work require specialized glass blades to remove stuck-on mortar, paint, cement, plaster, or heavy bird droppings, the Company accepts no liability for fine surface markings or glass scratches arising from the removal of these stubborn materials.

SCHEDULE B: CONSERVATORY ROOF CLEANING TRACK

B.1 Working at Height Safety Frameworks: In strict accordance with UK Working at Height Regulations, conservatory roof detailing is executed entirely utilizing ground-level pure water telescopic systems or reinforced platform steps. Operators are strictly prohibited from physically climbing, sitting, or placing direct body weight upon any part of the conservatory support beams or framework.

B.2 Polycarbonate and Aged Panel Disclaimers: The Company takes the utmost care but accepts no responsibility for structural failures, cracking, bowing, or sagging of aged, brittle, or fragile polycarbonate plastic panelling or glass units resulting from standard water pressure, dirt weight shift, or normal cleaning brush contact.

B.3 Pre-Existing Water Ingress: The Client must ensure all roof vents, skylights, and framework seals are fully secured prior to our arrival. The Company accepts no liability for interior water ingress or cosmetic disruption arising from structural seal degradation or hidden framework faults.

SCHEDULE C: CARPET & UPHOLSTERY CLEANING TRACK

C.1 Pre-Existing Stain and Fibre Exclusions: While the Company uses premium extraction equipment and commercial solutions, we do not guarantee the 100% removal of permanent, historic, or chemically altered stains. The Company accepts no liability for failing to completely lift pre-existing deep stains, high-traffic floor tracking, carpet burns, or ingrained sub-floor mould.

C.2 Heavy Furniture and Obstacle Policy: To ensure staff safety and protect your belongings, the Company requires a clear, completely unobstructed floor workspace prior to arrival. Due to insurance safety rules and physical strain constraints, our operators are strictly prohibited from moving heavy wardrobes, large storage dressers, electronic entertainment setups, or heavy furniture sets. Any completely obstructed areas will be skipped.

C.3 Fibre Shrinkage and Backing Warnings: The Client must notify the Company of any unique material properties or sensitive backing fabrics (such as unsealed jute, sisal, or specific pure wool weaves) prior to treatment. The Company is not responsible for standard manufacturing shrinkage or backing dye bleed that occurs during normal, professional steam extraction moisture cycles.

SCHEDULE D: INTERIOR WINDOW CLEANING TRACK

D.1 Delicate Floor Protection Measures: During the execution of interior window cleaning Services, the Company’s Operators routinely wear protective, non-marking disposable shoe covers over standard work footwear when entering the premises to actively protect delicate or sensitive flooring surfaces (such as polished hardwood, natural stone, or light-coloured carpets). The Company accepts no liability for accidental tracking or surface moisture if an Operator is forced to remove shoe covers due to health and safety slips-and-trips constraints on dangerous or slick interior stairs.

D.2 Internal Climbing Equipment Safety & Wall Markings: Where the Service includes higher-reach interior window cleaning, Operators utilise compact, low-level stepladders or specialized telescopic ladders equipped with non-marking rubber feet and protective padded cushioning buffers on the upper frame rails to explicitly prevent scratching or indenting interior walls, skirting boards, and paintwork. The Client must ensure that a clear, solid, and completely unobstructed floor workspace of at least one (1) square metre is provided directly beneath any high-reach window scheduled for cleaning. Due to these strict safety measures, the Company accepts no liability for minor surface dust displacement or microscopic paintwork impressions left by safety buffers, nor for any structural or plaster cracks arising from the standard, stable deployment of climbing equipment against pre-existing hollow partition walls.

D.3 Property Clearances and Workspace Requirements: The Client must ensure that a clear floor workspace is provided beneath windows scheduled for interior cleaning. Due to physical strain and insurance safety constraints, Operators are strictly prohibited from moving heavy obstacles, large window planters, delicate decorative glass displays, ornaments, or heavy furniture sets. Any windows completely obstructed by such items will be skipped, and no price reduction will be issued.

D.4 Interior Floor and Utility Preparation: The Client is strictly responsible for ensuring that all interior floors are free of standing water, wet chemical spills, or loose slippery debris prior to our arrival. Furthermore, the Client must ensure that all interior window sills are completely cleared of personal items, ornaments, and valuables before the Cleaning Visit commences.

SCHEDULE E: COMBINED EXTENSION AND FASCIA WASH TRACK

E.1 Scope of Specialized External Trims: The provisions within this Track govern any scheduled cleaning of uPVC fascias, soffits, bargeboards, cladding, and external plastic architectural trims. Operations are executed utilizing ground-level pure water telescopic wash systems which rinse surfaces thoroughly using pure filtered water to safely break down ingrained biological green film and environmental soot.

E.2 Pre-Existing Bleaching and Sun Degradation: The Company accepts no liability for surface discoloration, patches of uneven pigmentation, or dull chalky finishes that are revealed once atmospheric soot is washed away. Direct sun exposure degrades exterior uPVC over time, and the removal of surface dirt simply uncovers this pre-existing structural material oxidation.

E.3 Loose Fittings and Structural Delamination: The Client must ensure that all plastic trims, joint pins, capping boards, and fascia brackets are structurally sound and firmly anchored to the building wood rafters prior to our arrival. The Company accepts absolutely no responsibility for unseated joints, detached plastic corners, or water intrusion behind rotting wood backing sections resulting from standard, low-pressure brush agitation or normal water run-off.

SCHEDULE F: GUTTER CLEARANCE TRACK

F.1 Gutter Functionality and Blockage Exclusions: The Company is contracted strictly to clear loose organic debris (such as moss, leaves, silt, and twigs) from the gutter channels and downpipe entry points to restore standard water flow. The Company accepts absolutely no liability for pre-existing structural defects, including sagged or improperly angled brackets, cracked plastic joints, perished rubber seals, or leaking unions. Clearing downpipes is limited to reachable entry junctions; the Company is not responsible for clearing subterranean blockages, underground soakaways, or main drainage pipe faults located below ground level.

F.2 Pre-Existing Structural Defects & Water Ingress: The Client must ensure the building’s roof line, fascias, and soffits are in a sound structural condition prior to our arrival. The Company takes the utmost care but accepts no responsibility for minor water ingress into roof spaces or cavity walls arising from degraded mortar, rotten timber fascias, or unsealed brickwork junctions that are exposed during the clearance or water-testing process.

F.3 Working at Height & Gutter Vacuum Safety: Gutter clearance is executed primarily from ground level utilizing commercial high-reach gutter vacuum systems and inspection cameras. Where physical ladder deployment or manual clearance is required, operations are strictly subject to an on-site terrain stability assessment under the UK Working at Height Regulations 2005. Operators reserve the right to refuse clearance or skip specific high or inaccessible sections if sloping ground, overhead cables, fragile glass extensions, or hazardous weather conditions threaten the safety of the team. The full fee remains payable for the cleared sections and allocated route slot.
